Modifications and Non-Compliance
It is important to let your clients know that Sterling on the Lake Homeowners Association, Inc. is a mandatory membership community with covenants that are enforced. This means HOA authorization is required for any modifications/changes to the exterior of the home or lot (front and back). This includes, but is not limited to, items such as fencing (only certain types available), roofing, tree removal/replacement, window installations, painting, etc.  
It also means homes should be kept to the community standard and regular compliance drives are completed by our management team. A copy of the covenants, bylaws, rules and regulations, and design guidelines are available for homeowners to view on this website. Please contact our community management team for further clarification.

HOA Dues and Initiation Fees
The initiation/membership fee for Sterling on the Lake is the same amount as the yearly dues. For specific amounts, please call CondoCerts (contact below).
*Please note that some areas have required quarterly lawn care fees as well as the yearly HOA dues.* 

"For Sale" Signs
Sterling on the Lake has a mandatory standard "For Sale/For Rent" sign used to market homes in the community. Please contact Signs By Tomorrow (Gainesville) for more information or click on the hyperlink below for specific guidelines.

Closing Letters/Estoppels/Questionnaires
